Water entering a roof runs along the underside of the deck, down rafters, across the top plate, and comes through the ceiling wherever it finds a seam. It is entirely normal for the entry point to be ten or fifteen feet away from the damage you can see, and up-slope of it. This is why sealing the ceiling stain accomplishes nothing.

It is also why leaks get misdiagnosed so often. A roofer who goes straight to the obvious spot with a tube of sealant will be back, and so will the leak. Proper leak work means starting inside, following the path back, and then inspecting the roof above where the evidence actually points.

How leaks get handled

If water is actively coming in, tarping comes first. Stopping the water protects the structure, protects your belongings, and protects an insurance claim if one is going to be made. It is a temporary measure and it should be described that way, not sold as the repair.

Then the trace: attic inspection where accessible, moisture mapping, and examination of the roof above the true entry area. Most leaks in Miami come back to flashing, a failed penetration seal, a valley, or wind-driven water getting under a covering rather than a hole in the middle of a slope.

The permanent repair addresses what was actually found, and you should be shown photographs of it. If the underlying cause is a system at the end of its life rather than a single failed detail, that is a conversation to have honestly rather than a patch to sell.

The leak only happens in heavy storms. Is that still a roof leak?

Can you tarp it today?

Emergency tarping is common and it is generally the right first move on an active leak. Say clearly on the form that water is coming into the house so the call gets prioritised.

Will my insurance cover a leak?

It depends on cause. Sudden damage from a storm is usually covered. Gradual deterioration and long-term wear generally are not, because policies treat maintenance as the owner's responsibility. Documenting when it started and what caused it matters, which is another reason not to delay.

Why did my last leak repair fail?

Most often because the entry point was never actually found and sealant went on the visible symptom instead. Water is patient and it will use the same path again the moment conditions repeat.
