Roofing work in North Miami Beach

North Miami Beach is its own city with its own building department, separate from both North Miami and Miami-Dade County. Most of its homes were built in the 1950s through the 1970s, and many carry flat or low-slope sections, carports and additions added over the years. The joins between those sections, and the flashing where a flat roof meets a sloped one, are where most leaks start.

East of Biscayne Boulevard, salt air matters. It corrodes metal flashing, fasteners and drip edge faster than it does inland, so a roof here can look fine from the street while the metal that seals it is failing. The condo and apartment buildings along the water have a different problem again: large flat roofs, rooftop equipment, and inspection rules that apply to the whole building rather than one owner.

Common questions

Questions from North Miami Beach

Is North Miami Beach the same as North Miami for permits?

No. They are two separate cities with two separate building departments. The licensed contractor pulls the permit from the City of North Miami Beach for an address inside the city. If a roofer is not sure which city your address is in, that is worth noticing.

How do I check that a roofer is licensed?

Search the name or license number at myfloridalicense.com, the Florida DBPR lookup. A state-certified roofing contractor's license number starts with CCC. Check that the license is active and that the name on it matches the company on the estimate.

I have a roof leak. How long do I have to file an insurance claim?

Under current Florida law you generally have one year from the date of loss to give notice of a new claim, and 18 months for a supplemental claim. Check your own policy, and photograph the damage before anything is repaired. Florida law also bars a contractor from offering to pay or waive your deductible, so treat any "free roof" offer as a warning sign.

Does salt air change what roof I should get?

It changes the details more than the roof type. Ask what the flashing, fasteners and drip edge are made of, and whether they are rated for coastal exposure. In Miami-Dade every roofing product must also carry a Miami-Dade Notice of Acceptance (NOA) because the county is in the High Velocity Hurricane Zone. Ask for the NOA number of the system being quoted.
