Metal has become the serious alternative to tile in South Florida, and for good reasons. It is light, so it does not need the structure tile needs. It sheds water fast, which matters on lower slopes. It reflects heat rather than storing it. And a correctly specified metal roof carries very high wind ratings.
The word doing the work in that last sentence is correctly. Metal roofing covers a wide range, from concealed-fastener standing seam down to exposed-fastener panels, and they do not perform the same. In the HVHZ, panel profile, gauge, clip spacing and fastening schedule are the whole ballgame, and they are exactly what gets thinned out of a cheap quote.

What metal roofing involves
Specification first. Standing seam with concealed clips generally outperforms exposed-fastener panels in both wind resistance and longevity, because exposed fasteners rely on gaskets that degrade and back out over time. Near salt water, the coating system and the substrate matter as much as the profile does.
Installation is where metal is won or lost. Panels move with heat, so allowance for thermal movement, correct clip spacing, proper flashing at every penetration and correct edge detailing are essential. The Miami-Dade approval for the assembly specifies these, and following it is what makes the rating real.
Existing metal roofs are often repairable. Fasteners can be upsized and re-gasketed, panels replaced individually, and flashings rebuilt, which is usually far cheaper than replacement if the panels themselves are sound.

Is a metal roof loud in the rain?
Not the way people expect. Over a solid deck with underlayment and attic insulation below, a metal roof is not meaningfully louder than other coverings. The stereotype comes from metal over open framing on barns and sheds.
Will it rust near the ocean?
Modern metal roofing uses coated steel or aluminium systems designed for coastal exposure, and aluminium is often specified close to salt water for exactly this reason. Fasteners and flashings matter as much as the panels, because mismatched metals in contact corrode.
Does metal attract lightning?
No. Metal roofing does not increase the chance of a lightning strike, and being non-combustible it is arguably a safer covering if one occurs.
How long does a metal roof last in Miami?
A well-specified standing seam system commonly runs forty years or more here. Exposed-fastener panel roofs run shorter, often twenty to thirty, because the fasteners and gaskets need attention along the way.
